The price per square foot was $418.The biggest year-over-year increase in the median price of single-family homes was in Oxnard ZIP Code 93035, where the 27.3 percent increase for 26 dwellings sold brought the median purchase price to $840,000.The softening real estate market was evident throughout Ventura County, with median price figures for single-family homes sold in June 2006 compared to June 2005 going negative in Bell Canyon (-9.6 percent), Camarillo ZIP Code 93012 (-6.2 percent), Oak Park (-10.2 percent), Ojai (-4.3 percent) and Somis (-16.4 percent). All of the City of Ventura - ZIP Codes 93001, 93003 and 93004 - saw median price decreases year-over-year for single-family dwellings, ranging from -2.3 percent to -3.4 percent.Several areas even saw condominium median prices sag, including Newbury Park (-4.3 percent), Oxnard ZIP Code 93033 (-1.6 percent), Port Hueneme (-4.9 percent), Simi Valley ZIP Code 93065 (-10.6 percent), Thousand Oaks ZIP Code 91360 (-0.7), and Ventura ZIP Code 93004 (-7.8 percent). One condo that sold in Ojai for $860,000 swelled the year-over-year median price by 136.9 percent, and other areas saw healthier median price gains in condominium sales than single-family dwellings.
