Median home prices show June not exactly busting out all over

June saw some gains, but it wasn’t exactly busting out all over when it came to increases in Ventura County’s median home prices.

And although Santa Paula saw a slight gain in single-family home prices, condominium sale prices were down sharply.

According to MDA DataQuick of La Jolla, the median price of the 19 single-family homes sold in June in Santa Paula was $277,000, a 6.5 percent increase from June 2009. The price per square foot for single-family homes sold - not counting attached garages - was $224.

Santa Paula condominium median sale prices were down year-over-year by 15.2 percent, with six units sold at a median of $151,000. The median price means half the units above the price and half below.

Oxnard ZIP Code 93035 saw a huge boost in the median price of single-family homes: in June 30 homes sold at a median price of $523,000, a whopping 49.3 percent increase over June 2009. The area seeing the second highest gain in June was Moorpark, where 34 single-family homes sold at a median price of $578,000, a 42.9 percent increase from June last year.

But pricey Newbury Park had June gloom when it came to the median price of single-family homes. Forty-one homes sold at a median price of $550,000, a 26.7 percent year-over-year decrease.

Overall, June was a mixed bag of single-family median price ups and downs: Camarillo ZIP Code 93010 had 31 homes sell at a median price of $401,000, a 10.9 percent year-over-year decrease, while Camarillo ZIP Code 93012 also had a loss with 30 homes sold at $508,000, a 3.3 percent loss from June 2009. Santa Paula’s neighbor to the east, Fillmore, also saw a drop, with 14 single-family homes sold in June at a median price of $260,000, a 13.7 year-over-year decrease.

On the other end of the county Westlake Village also booked a loss, with 10 single-family homes selling at a median price of $719,000, a 4.1 percent year-over-year decrease. Still, Westlake Village had the highest cost per square foot of a single-family home - not counting an attached garage - of $337.

Throughout Ventura County 603 single-family homes sold in June at a median price of $415,000, a 3.8 increase year-over-year. Countywide, condominium sales were healthier: 237 units sold at a median price of $280,000, a 16.7 percent increase over June 2009. The price per square foot average of Ventura County single-family home sales in June was $245.
